360° Tour vs Matterport

Two different products, frequently quoted against each other. What each is actually good at.

They are not the same product

Matterport is a 3D scanning platform. It captures a space with a depth-sensing camera and reconstructs it as a navigable 3D model, which is where the recognisable “dollhouse” view and the automatic measurements come from. It is a system: camera, cloud processing, hosting and a subscription.

A 360° photo tour is photography. Spherical images are captured, blended and stitched, then linked into a navigable tour. There is no 3D geometry underneath — you move between real photographs rather than through a reconstructed model.

Because they solve overlapping problems, they get compared. But the honest answer is that they are good at different things, and the right choice depends on which of those things you actually need.

Spatial data and measurement

If you need the dollhouse view, a floor plan generated from the scan, or reliable measurements taken from the model, Matterport does that natively and a photo tour does not. For architects, contractors, insurance documentation and some real estate workflows, that is decisive and nothing here should talk you out of it.

It is also highly standardised. Scans look consistent, which is useful for a large agency that wants every listing presented identically.

Image quality, ownership and cost structure

On pure image quality, hand-stitched 12K HDR photography is generally sharper and better exposed than a scan, particularly in the hard cases — a dim interior with a bright window or doorway. If the goal is to make a space look as good as it genuinely is, photography has the advantage.

The cost structure differs too. Matterport is a subscription: hosting is ongoing, and the model lives on the platform. A photo tour is usually a one-off production, and the panoramas are files that can be handed over, reused for stills and social, and moved between hosts. Worth confirming in any quote, from anyone.

Photo tours also publish natively to Google Street View through the Trusted programme, which puts the imagery inside Maps and Search rather than only on your own site.

A simple way to decide

If you need measurements, a generated floor plan or the dollhouse view, use Matterport. If the goal is to make a hotel, restaurant, retreat or listing look compelling to someone deciding remotely — and to own the files and appear in Google Maps — a 360° photo tour usually fits better and costs less over time.

They are not mutually exclusive. Some properties use a Matterport scan for the floor plan and a photo tour for the marketing imagery. Is Matterport better than a 360° virtual tour?

Neither is better in general. Matterport is stronger for 3D geometry, generated floor plans and measurement. Hand-stitched 360° photography is stronger for image quality and gives you files you own outright, typically without an ongoing subscription.

Do you offer Matterport?

We produce hand-stitched 12K HDR 360° photo tours rather than Matterport scans. If your project genuinely needs measurement data or the dollhouse view, we will say so.

Can a 360° photo tour include a floor plan?

Yes, as a navigation element. The difference is that it is supplied or drawn rather than automatically generated from a 3D scan.
