The brief

A property nobody views first

El Genio sits on the Osa Peninsula, which is about as far from a casual viewing as Costa Rica gets. Guests fly in from North America and Europe having committed to a week at a property they have only seen on a screen, and buyers at this level are making the shortlist that justifies the trip in the first place.

That puts an unusual load on the photography. It is not decorating a listing that a viewing will settle later — it is the viewing. It has to carry the rooms, the light, the scale of the place, and the parts of the estate that no interior frame can reach: the walk down through the mangroves, the dock, the way the buildings sit in the trees.

Every property shoot is a series of decisions about light, height and what to leave out. These are the ones that mattered here.

On a property of this size a guest cannot hold the layout in their head from a photo set — which building the dorms are in, how far the pool is from the great room, what is at the bottom of the boardwalk.

That is the quiet value of a complete walkthrough: it settles the questions that otherwise arrive as messages, and it removes the suspicion a highlight reel always invites, which is what got left out.
